Rock Creek and Original Town
Rock Creek Ranch makes up most of Superior: a large planned neighborhood built through the nineties and early two-thousands with steep, complex rooflines and strict HOA standards. Original Town, near the old townsite by Coal Creek, has older and more varied homes. Sagamore and parts of Original Town were largely rebuilt after the Marshall Fire.
Rock Creek roofs are now reaching the age where hail and UV have taken a toll, and replacements are common.
Wind against the foothills
Superior feels the downslope winds more than almost any town in the corridor. Gusts strong enough to strip shingles from a poorly nailed roof are a winter regularity. Every roof we install in Superior is nailed to the manufacturer's high-wind pattern, with starter courses sealed at the rakes and ridge caps fastened with the wind in mind.
Wind damage repairs are one of our most frequent Superior calls between November and April.
Fire-resistant roofing after the Marshall Fire
The fire that swept through Superior at the end of 2021 destroyed a large part of the town and changed its building standards. Rebuilt homes use Class A fire-rated roof assemblies, ember-resistant vents and non-combustible gutters, and the town's code now reflects that. Homeowners replacing a roof on a surviving home are strongly encouraged to bring it up to the same standard.
We specify assemblies that meet Superior's current requirements and that also carry a Class 4 hail rating, because the town has both risks.
Hail and snow
Superior gets the same summer hail as Broomfield, and snow is heavier closer to the foothills. North-facing eaves in Rock Creek see ice dams in a cold winter, particularly on homes where the attic ventilation was marginal from the start. We address ventilation as part of any replacement.
Skylights, common in Rock Creek homes, are a frequent hail casualty and are checked on every inspection.
Working in Superior
Superior requires permits and inspections for reroofing, and the Rock Creek HOA has specific material and color requirements that we confirm before ordering. Streets are narrow in places and the community is close-knit, so we keep sites clean and quiet. Being a short drive away means follow-up is easy. Skylight replacements and wind repairs can usually be scheduled within days.
