Westminster's housing and its roofs
The south side of Westminster, toward Federal and Sheridan, has homes from the fifties and sixties with simple gable roofs and often more than one layer of shingles. The neighborhoods around Standley Lake and along Wadsworth grew through the seventies and eighties. Legacy Ridge, Bradburn and the area near the Westminster Promenade came later, with steeper, more complex rooflines.
Older homes tend to need tear-offs and deck work. Newer ones tend to have hail damage concentrated in valleys and on the many small roof planes that catch stones from every angle.
Weather in Westminster
Westminster gets the same hail corridor as Broomfield and sees strong west winds coming off the foothills, particularly in the neighborhoods on the ridge west of Wadsworth where there is nothing to break the gusts. Homes up there lose shingles in winter wind events more often than homes on the flats.
The lake-side neighborhoods also see heavy snow drifting in open areas, which loads the north-facing slopes and feeds ice dams.

Class 4 impact-rated architectural shingles are the sensible standard for Westminster. On the exposed western ridge we pay particular attention to high-wind nailing and to sealing the starter courses along the rakes. Homeowners on the older south side sometimes choose metal for its longevity when they plan to stay in the home.
Ventilation upgrades during replacement are almost always worthwhile on the older stock, where attics were built with minimal intake.

Westminster's older streets are narrow and the newer ones have HOA rules about dumpsters and work hours. We plan around both, keep the street clear, and sweep for nails in the neighbors' yards as well as yours.
